How we work with you
Initial discussion about your needs and the goals for your building project.
From an initial sketch and layout plan we discuss your preferences, develop concepts and arrive at a working budget. We complete a Preliminary Agreement.
2. Working Drawings
We coordinate the production of designs, working drawings, engineering and energy reports and prepare an action plan with a fixed price subject to any required changes.
(Skip 1. and 2. if you have your own drawings)
3. Building Permit
You submit all documentation to an independent building surveyor who will list any additional items needed to achieve a building permit. Because this can take well over a month, it is recommended that you choose a building surveyor and get documentation to them as early as possible.
Compare specifications and proposals and choose your builder.
5. Construction Start Date
Complete build agreement and deposit (5% for projects above $20K), submit the building warranty insurance policy and receive your building permit. Now you are ready to build.
At the completion of each stage (usually base, frame, lockup, fix and completion) you will be invoiced for a progress payment.
At lock-up there are usually consultations with owners for material selections.
It is important to make any changes prior to the materials being ordered.
There may be additional charges if there are cost differences from the original pricing.
Once the final inspection with the building surveyor is completed you receive the completion invoice for payment prior to handover. We arrange for you to inspect the completed project and check for any defects before handover.
8. After Care
3-6 months after handover we check for any defects traceable to our workmanship and put it right.
